About the Yakia 400 XL
The largest of the flat-roof 400 series, with seating for up to six and 7.1m³ inside. The same modern lines and full-height glazing as the 400 L, with more room on the benches.

Before You Order
Fitting the Yakia 400 XL in Your Garden
Space. The cabin takes up 217 × 229 × 235cm, a footprint of 5.0m². Allow room around it for the door to open and for treating the timber each year. We measure up at the free site survey.
Access. The Yakia 400 XL arrives as flat-packed panels and is built in place, so it will go through a standard side gate.
Power. The 9kW heater needs its own circuit from your consumer unit, drawing around 39 amps on a standard single-phase supply. Our electrician installs and certifies it — it's included in the price.
Planning. At 235cm tall, the Yakia 400 XL is under the 2.5m height limit for outbuildings near a boundary, so in most gardens it won't need planning permission. Much of Sandbanks and the Poole Harbour shoreline is in a flood zone, several Poole and Bournemouth neighbourhoods are conservation areas, and the land around Wimborne and Christchurch is South East Dorset Green Belt. A garden sauna is usually still permitted development, but we check flood risk, height and boundary rules for your plot before you order.
